What we Paint
How Long Will my Paint Job Last?
Whether or not the paint job lasts three years, or fifteen years, depends on several factors. We want our projects to last as long as possible, and on average our paint jobs last 10-15 years before our clients have to paint again. We schedule our projects during dry, and sunny weather, this way the fog and moist weather don't interfere with prep work, painting, and drying. Before painting, the necessary prep work is mandatory. Preparing your house for a paint job can take anywhere from one day to a whole week, depending on the condition of the house. Many clients who have let their houses go, can find that the prep takes several days to finish. However, it is necessary that the house is fixed and prepared the right way, in order for the job to last.
Materials and Quality of Paint
We use Kelly Moore, and Sherwin Williams paint for exterior projects. Depending on the type of house you own, we will use different types of paint. For example, if your house is made of stucco, we use special elastomeric paint, which is rather flexible. That way when your house settles and starts cracking, the flexible paint doesn't show any cracking. Whenever we paint the wooden parts of the home, such as shingles, trim, eaves, or siding, we make sure to use special primer to fully seal and protect the wood, keeping mold and moisture away from the wood, preventing rotting, and termites from damaging your home.
The Painting Process
No matter what type of home you have, we recommend going with at least two full coats of paint on your home. If you are changing colors, two coats will be necessary to achieve a successful color change. After fully prepping your house, we cover everything that isn't being painted with a plastic drop-sheet. We attach it to your home with painters tape to ensure no paint accidentally gets onto your plants, windows, steps, or sidewalk. If you live close to another home, we will use a roller and brush, to make sure we do not get any paint on your neighbor's home or property. The first coat will be a full coat of primer. If you live in an area with plenty of fog and moisture, we use mildew and mold resistant primer. We then coat your house fully with the primer. While spraying the main portion of your home, we back-roll the paint with rollers to ensure an even coat all around your home. After that we do detail work on the fascia, trim, windows, doors, eaves, and gutters. We mask off your home to ensure that paint does not get on areas it should not be on. After the coat of primer is fully applied to your home, we repeat this process either once or twice, using the final finishing coat(s) of paint. After that we dispose of all debris and clean up everything before the job is finished.
Methods of Painting
Depending on the area of the house we are doing, we will have to use either a sprayer, roller, or brush. If we are doing large areas of the home, such as the wooden siding or stucco, we usually use the sprayer to apply a concentrated coat of paint on the surface. After spraying we back-roll to ensure the coat remains even across the whole surface. If we are painting brick, masonry, shingles, tight areas, or heavy stucco, we have to roll or brush, to get in between the textured surface.
